A D10 Profit, Explained

EdgeProp's 8 October 2026 round-up of URA resale caveats named District 10 the strongest district for profitable condo resales in the week of 22-29 September 2026. Two of the period's transactions are a useful case study in how a "profit" on a resale caveat is actually calculated — and why the percentage headline and the annualised figure often tell different stories.

At Grange Residences, a freehold project completed in 2004 with 164 units, a 2,583 sq ft four-bedroom unit sold on 22 September 2026 for $9.25 million ($3,581 psf). The seller had bought it in December 2011 for about $6.1 million ($2,361 psf). The $3.15 million difference is the headline gain, a 51.6% return on the original price — but spread across almost 15 years, that same gain annualises to roughly 2.9% a year, a figure that looks far less dramatic than the dollar amount suggests. The project's record remains a $6.5 million gain from June 2025.

At Balmoral 8, a 40-unit freehold project completed in 2003, the gap between the two percentages runs the other way. A 1,905 sq ft three-bedroom unit sold on 24 September 2026 for $4.22 million ($2,215 psf), against $1.8 million ($945 psf) paid in April 2005 — a 134% headline return. Annualised over the 21.5-year hold, that comes to about 4% a year, higher than Grange Residences' figure despite a smaller dollar gain, because the holding period and the starting price were both smaller. It was the project's first resale transaction of 2026.

The explainer works the other way too. At Seascape, a 99-year leasehold project of 151 units in Sentosa Cove, a 2,174 sq ft three-bedroom unit sold on 28 September 2026 for $3.37 million ($1,549 psf) against a $5.79 million ($2,662 psf) purchase from the developer in April 2010 — a $2.42 million loss, or 41.8%, the steepest recorded nationwide that week. A shorter remaining lease and a high entry price both compound against a seller the same way a long freehold hold compounds in their favour.

The short version: a headline percentage gain or loss on a resale caveat depends on three things — the entry price, the holding period, and tenure. Annualising the figure, and checking whether the project is freehold or on a leasehold countdown, usually gives a clearer read than the dollar amount alone. A 51.6% gain and a 134% gain can sit on almost identical annualised returns once the years are accounted for, and a 41.8% loss can still be the fairer read of a short leasehold hold bought at a high entry price.

Lucerne Grand, a 570-home condominium of five 17-storey blocks directly linked to Lakeside MRT in District 22, opened sales booking on 3 October 2026 following a preview that began 18 September. The project sits on a 99-year lease from 8 September 2025 and includes the Lucerne Galleria retail podium on its first storey, with Green Mark Platinum Super Low Energy certification achieved for the development. Anyone buying into a 99-year leasehold project is, by definition, starting the same clock that ran for 15 and 21.5 years at Grange Residences and Balmoral 8 — just on a countdown rather than an open-ended freehold term.
