Financing a Lucerne Grand home follows the Monetary Authority of Singapore’s rules for private residential property: the loan-to-value limit sets how much of the price a bank can lend, and the Total Debt Servicing Ratio sets how much of the household income the loan can use.

The Lucerne Grand TDSR calculator applies these rules to single or joint applicants and shows whether income or the loan-to-value limit is the binding constraint. The progressive payment calculator then shows the monthly instalment at each construction stage.
Lucerne Grand and CPF
CPF Ordinary Account savings may be used towards the downpayment beyond the minimum cash portion and towards monthly instalments, subject to CPF Board limits and the remaining lease. Lucerne Grand’s lease began on 8 September 2025, so it carries close to its full 99 years at purchase. The Sales Concierge can introduce banks for an In-Principle Approval before booking; the showflat page arranges a visit.
An In-Principle Approval confirms the loan amount a bank is prepared to offer before any booking fee is paid, which makes it easier to choose a home within a comfortable budget at the sales gallery.
