Jurong Innovation District and International Business Park

Two of western Singapore’s major employment centres are a short drive from Lucerne Grand: the International Business Park beside Jurong East, and the Jurong Innovation District around Nanyang Technological University.

The International Business Park, on the eastern side of the Jurong Lake District near Jurong East, is home to the regional offices of technology, engineering and services companies. From Lucerne Grand it is a short drive along Boon Lay Way and the Ayer Rajah Expressway, or a train ride to Jurong East followed by a short connection.

The Jurong Innovation District is being developed by JTC as a hub for advanced manufacturing, research and engineering, anchored by Nanyang Technological University and its research facilities. Its location to the west of Boon Lay puts it within a short drive of Lakeside Drive, and LTA’s Jurong Region Line extends towards NTU from 2029.

JTC describes the district as a 600-hectare estate opening in phases since 2019, with about 95,000 jobs and 32,000 students expected when complete. Its focus is advanced manufacturing, including precision engineering, autonomous mobility and clean technology, with research institutes such as A*STAR working alongside industry and the university.

What the Employment Hubs Mean for Lucerne Grand

For a home at Lucerne Grand, the growth of these hubs works in two ways. Owner-occupiers working in the west gain a shorter commute than a daily trip to the city centre, with the choice of a short drive or, once the Jurong Region Line opens, a rail journey from Boon Lay. Households thinking about renting out a home in future will note that the hubs bring professionals, researchers and staff who look for housing close to work, although rental demand always depends on wider market conditions.

A Short Commute from Lucerne Grand

For professionals working in the west, Lucerne Grand puts home close to work while keeping the East-West Line at the door for trips into the city.
