Lucerne Grand Pricing in Context
Lucerne Grand sits on a 99-year lease from 8 September 2025, with expected vacant possession on 7 December 2031, so buyers pay under the standard progressive payment scheme as construction proceeds. The progressive payment calculator shows the cash, CPF and loan at each stage for any price, and the TDSR calculator sizes the loan a household can take.
The tender for the site closed on 3 June 2025 with six bids, according to URA’s tender results, and URA awarded it on 9 June 2025 to CDL Polaris Properties and CDL Polaris Commercial for $608,000,000, equivalent to $12,185.59 per square metre of gross floor area. The project details page carries the full land sale record.
What Moves the Price of a Lucerne Grand Home
The starting prices mark the entry point of each category; individual homes are priced above them according to a few consistent factors. Floor level is the most visible, with higher floors generally priced higher for their more open outlook. Facing is the next: homes on the eastern side of Lucerne Grand look towards Jurong Lake and the gardens, while others face the MRT line, the town or the facility valleys within the development.
Layout matters too. Each category spans several types, and a study, a flexi space or an entertainment room changes both the area and the price. Level 2 homes with a private enclosed space in place of a balcony are priced on their own terms. The elevation chart shows where each type sits by stack and floor, which makes the unit-by-unit price list easier to read once it arrives.
