EdgeProp reported on 9 October 2026 that a five-room HDB resale flat at Bedok South Horizon was registered at $1.54 million, or $1,266 psf. Placing that sale beside the mark that stood on 8 October 2026 shows which details changed and which stayed level.

Before 9 October: The Bedok Record Lucerne Grand Readers Knew

According to EdgeProp, the Bedok HDB resale record stood at $1.48 million, or $1,217 psf, registered on 8 October 2026. That flat was a five-room unit of 1,216 sq ft, in the same block and the same storey range as the flat that followed. EdgeProp's data puts no Bedok HDB sale above $1.5 million before the 9 October registration.

After 9 October: The New Mark in Lucerne Grand News

EdgeProp reported that the flat at 152B Bedok South Road, on the 13th to 15th storey, with 1,216 sq ft, sold for $1.54 million, or $1,266 psf, registered on 9 October 2026. EdgeProp describes it as the highest HDB resale price recorded in Bedok and the first Bedok HDB flat to sell above $1.5 million. Using EdgeProp's two figures, simple subtraction gives a difference of $60,000 in price ($1,540,000 less $1,480,000) and $49 in psf ($1,266 less $1,217).

Same Block, More Data: Context for Lucerne Grand Readers

Between the two registrations the block, the storey range and the 1,216 sq ft size stayed the same, and EdgeProp gives about 94 years of lease remaining for the 9 October flat. The report then adds the surrounding detail.

• The estate: EdgeProp describes eight blocks of 16 to 18 storeys with 940 flats, made up of 457 four-room, 274 five-room and 209 two-room units. The estate passed its five-year minimum occupation period earlier in 2026, and EdgeProp says its first resales were registered in April 2026.
• The resales: Since April 2026, according to EdgeProp, 60 flats have resold, 36 of them at $1 million or more, and all 12 five-room resales fetched at least $1.265 million.
• The floor premium: EdgeProp's top-10 table lists five-room flats of 1,216 sq ft. The six on the 10th storey or higher sold for $1.40 million to $1.54 million, and the four below the 10th storey sold for $1.30 million to $1.38 million. EdgeProp notes that buyers appear to pay a premium for higher floors when size and lease are similar.
• The location factors: EdgeProp cites the long remaining lease, the Bedok South MRT station on the Thomson-East Coast Line, expected to open by the end of 2026, and Temasek Primary School within 1 km. It also cites a mixed-use GLS site on Bayshore Drive beside the station, which sold in July for $2.13 billion ($1,323 psf ppr) and is slated for about 1,280 homes, a retail mall and a bus interchange.
