Stacked Homes used its 16 October 2026 review of Thomson Reserve to look back at how Singapore's condominium launches of more than 1,000 units have sold. Thomson Reserve has 1,268 units and is due to launch on 31 October 2026, so the comparison arrives with a fresh test case. Four questions come up repeatedly, and the review answers each with launch-weekend numbers.
First, how did the earliest mega launches fare? Stacked Homes defines a mega development as a condominium with more than 1,000 units. Buyers initially worried about privacy and about oversupply slowing price growth, and take-up on the opening weekend was muted. Parc Esta (1,399 units, 2018) sold 329 units, or 23.5%. Parc Clematis (1,468 units, 2019) sold 324, or 22%. Treasure at Tampines (2,203 units, 2019) sold 272, or 12%.
Second, did sales strengthen over time? According to Stacked Homes, they did. Grand Dunman sold 550 of its 1,008 units, or 54%, on its 2023 opening weekend, and ParkTown Residence sold 1,041 of 1,193 units, or 87%, at its 2025 launch. The 916-unit Chuan Park, which falls below the mega threshold, sold 696 units, or 76%, in 2024.
Third Question: What Does District 20 Show Lucerne Grand Readers?
District 20 covers Upper Thomson, Bishan and Ang Mo Kio. Stacked Homes noted that JadeScape (1,206 units, Shunfu Road, launched 2018) was the last mega development there and sold 332 units, or 28%, at launch, while the 372-unit AMO Residence off Ang Mo Kio Avenue 1 sold 98% of its units in its initial sales weekend in 2022. Thomson Reserve is the only mega development of 2026 and the first new District 20 launch since AMO Residence, per Stacked Homes.
Fourth, can the market take the supply? Stacked Homes reckons so, because 1,268 units is a moderate increase relative to the size of the district. It also reported that early concerns have given way to confidence in better land optimisation, abundant facilities and profitable resale transactions: mega condominiums have largely made money for owners, with average annualised returns of 4% to 6%, and most JadeScape resale units recorded annualised gains in that range.
