URA published its estimate for 3Q2026 on 1 October 2026: the private residential price index rose 1.4 percent quarter on quarter, against 0.5 percent in 2Q2026.
The release breaks the quarter down. Non-landed homes were up 0.9 percent and landed homes up 2.8 percent. Among non-landed homes, the Core Central Region read -0.1 percent, the Rest of Central Region 0.2 percent and the Outside Central Region 2.2 percent. These are index movements across whole regions, and the index is not an appraisal of any single home.
What the flash estimate means for an owner near Lucerne Grand
For an existing owner, the index is a market-wide measure, built from partial-quarter data, and URA notes that the final figures may differ. The full 3Q statistics are due on 23 October 2026. A landlord reading the release will find it covers price indices and carries no rental data, so it is a different kind of information from a tenancy record or a valuation report. The sensible use of the headline is as context while each owner relies on the facts of their own property.

The tenure is a 99-year leasehold from 8 September 2025. URA awarded the site on 9 June 2025, and vacant possession is expected on 7 December 2031. The preview opened on 18 September 2026, and sales booking opened on 3 October 2026, with the site now showing as selling.
