EdgeProp, drawing on URA data released on 15 October 2026, reported that developers sold 296 new private homes, excluding ECs, in September 2026. The month reads best as a sequence, and the dates below follow it in order.
1 to 10 September: The Seventh Month and the Backdrop to Lucerne Grand's Launch Period
The opening stretch sat inside the Lunar Seventh Month, which ended on 10 September, and EdgeProp reported that sales picked up after it closed. The 296 units were up 16.1% from a year earlier and up 93.5% from August, which 99.co put at 153 units.
By region, EdgeProp reported the Rest of Central Region at 131 units, or 44.3%, the Outside Central Region at 125 units, or 42.2%, and the Core Central Region at about 13.5%, or 40 units. Together the first two regions made up 86.5% of developer sales.
25 to 30 September: Debuts Beside Lucerne Grand's Launch Window
Launch activity built through the month. EdgeProp reported 158 units launched for sale in September, up 36.2% from 116 in August and 7.9 times the 20 launched in September 2025. According to 99.co, the 158 comprised 70 units at Amberwood at Holland, 65 landed homes at Luxus Hills and 23 strata landed homes at Belgravia Ace. Amberwood at Holland, the only condominium launched in September, debuted on 25 September, and EdgeProp reported 24 units sold there, with more than 60% of those being four- and five-bedroom layouts.
Landed homes had a month of their own. EdgeProp reported that 19 of the 296 sales were landed, the highest monthly landed volume since April 2018, according to one analyst, who tied it to accumulated wealth among Singaporeans already in private property. The same analyst put the premium of a new terrace home over a resale unit at 20.8% in 3Q2026, narrower than 27.7% in 2Q2026. Projects launched earlier also kept selling: Terra Hill led with 32 units and The Sen followed with 25, according to EdgeProp.
The Quarter Total and the Calendar Beyond It, With Lucerne Grand in View
At the quarter's close, 99.co counted 1,180 new private homes sold in 3Q2026, excluding ECs, the lowest quarterly total since 3Q2024, when it was 1,160. EdgeProp reported that in the first nine months of 2026 developers launched about 4,790 units, down 41.9% from 8,247, and sold about 5,334 units, down 30.4%. One analyst cited by EdgeProp attributed the lower volume to a limited new-launch pipeline, with several earlier-awarded government land sales sites expected to reach the market only in 2027.
Lucerne Grand sits on that calendar. Its preview began on 18 September 2026 and sales booking opened on 3 October 2026. The development at Lakeside Drive in District 22 has 570 homes across five 17-storey blocks, with the Lucerne Galleria retail podium on level 1 and a direct link to Lakeside MRT (EW26). The 99-year leasehold runs from 8 September 2025, the developer is CDL Polaris Properties Pte. Ltd., and expected vacant possession is 7 December 2031.
