Per CDL’s news release of 16 September 2026, Lucerne Grand’s 2-bedroom homes start from $1.498 million, its 3-bedroom homes from $1.988 million and its 4-bedroom premium homes from $2.788 million, subject to change. Those are entry points for each category; the price of any particular home depends on its type, stack, floor and facing, and the full price list by unit comes from the Sales Concierge.
This post sets out what the published figures cover, how they relate to the unit sizes, and where to find the rest of the numbers a purchase involves.
What the Lucerne Grand starting prices cover
Each starting price is attached to the smallest home in its category. The $1.498 million 2-bedroom figure sits against a 624 sq ft Type B1; the $1.988 million 3-bedroom figure against an 883 sq ft home; and the $2.788 million 4-bedroom premium figure against a 1,152 sq ft Type DP2a. Larger layouts in each category, higher floors and preferred facings are priced above those entry points.
Two categories are not named separately in the release: the 2-bedroom + study homes of 667 to 710 sq ft and the 3-bedroom premium + study homes of 947 to 1,001 sq ft. Their prices appear on the full price list, alongside the 4-bedroom premium + study and 4-bedroom premium + entertainment homes.
How the Lucerne Grand price list is organised
A developer’s price list sets a price for every home still available, unit by unit. It changes as homes are booked, which is why the Sales Concierge sends the current version rather than a fixed document. The balance units chart shows which homes remain, and the elevation chart shows where each stack sits across Blocks 30 to 38.
Reading the price list with the floor plans open makes it easier to compare like with like, because two homes of the same category can differ by layout, orientation and outlook.
Costs on top of the Lucerne Grand price
Buyer’s Stamp Duty applies to every purchase, on the tiered residential scale up to 6%. On a $1.5 million home it comes to $44,600 as at October 2026. Additional Buyer’s Stamp Duty applies depending on the buyer’s profile and the number of properties already owned. Legal fees and valuation fees add a few thousand dollars more. The stamp duty calculator works out both duties for any price and profile.
Payment follows the standard progressive payment scheme: 5% on booking, a further 15% on signing the Sale and Purchase Agreement, and the balance in stages as construction proceeds. The progressive payment calculator shows the cash, CPF and loan at each stage.
Why Lucerne Grand prices differ within one category
Within any one Lucerne Grand category, several factors move the price of an individual home. Floor level is the most visible: higher floors usually carry a premium for a more open outlook and more light. Facing matters too — homes on the eastern side look towards Jurong Lake and the gardens, while others face the MRT line, the neighbouring estates or the internal facility decks.
Layout plays a part as well. The 3-bedroom category alone has four types, from the 872 sq ft Type C1 to the 904 sq ft Type C3a, and the 4-bedroom premium category ranges from 1,152 to 1,195 sq ft before the study and entertainment variants. Level 2 homes with a private enclosed space are priced on their own terms, since the enclosed space replaces a balcony and changes how the home is used.
Reading Lucerne Grand figures alongside the unit sizes
Starting prices are easiest to compare when set against the size of the home they belong to. The 2-bedroom entry point sits against 624 sq ft, the 3-bedroom entry point against 883 sq ft and the 4-bedroom premium entry point against 1,152 sq ft. Areas in the developer’s brochure include the balcony or private enclosed space and the household shelter, and all areas are subject to final survey.
Because the price list is published unit by unit, it is also the most reliable way to see how a preferred type is priced on different floors and stacks, rather than estimating from a single headline figure.
What sits behind the price of a Lucerne Grand home
Every home at Lucerne Grand shares the same core features: a 99-year lease that began on 8 September 2025, a direct link to Lakeside MRT station as CDL describes it, the four facility valleys, and Lucerne Galleria’s supermarket and restaurants at the first storey. The development has achieved the BCA Green Mark Platinum Super Low Energy certification, and kitchens and bathrooms are fitted with Bosch, Samsung, Hansgrohe, Geberit and Franke products.
Those shared features are part of what a buyer pays for in every category, alongside the size and position of the individual home.
